A4.4 Property Rental Websites

What are some property rental websites in the UK? (202510)

Reminder: Most UK universities offer accommodation services, covering both university-managed and private housing, similar to an in-house or partnered lettings agency. However, regardless of where you rent, always prioritise safety.

Rightmove
My classmate found a whole property to rent on Rightmove. It is the UK's largest property portal, and many letting agents list properties on it. When searching for property online, regardless of whether it's the largest site or not, always be mindful of your personal safety, as risks exist everywhere. This platform tends to have more long-term rentals.

Zoopla
The UK's second-largest property website, it generally has a relatively good number of listings. However, one must still be cautious of scams or other issues, as the risk of encountering problems is still present and somewhat random.

Prime Location
Part of the Zoopla group, it primarily focuses on properties in good locations and is slightly more upmarket. Some rental listings not found on other websites may appear here.

SpareRoom
This site has many shared accommodation listings and is popular with students. I found my accommodation on SpareRoom, viewed many properties, and ended up in a shared house with people from various countries. Remember to view properties with a friend for safety, etc., and be aware that scams are still a potential risk.

OpenRent
Safety awareness is also needed here; the risk level can still be relatively high as it involves dealing directly with landlords. You might encounter scammers, so it somewhat depends on luck.

Gumtree
Somewhat similar to platforms like 58.com or Ganji in China. Although it also involves direct contact with landlords and may have more short-term lets, you understand – you must be cautious about your privacy, financial security, and personal safety. Women should not view properties alone. It's generally not recommended due to the relatively high risk.

Facebook Groups
Similar to Gumtree in terms of requiring vigilance against scams.

Others: There are many websites that aggregate purpose-built student accommodation for international students.

Reminder: Before renting, always view the property. Before viewing, search online for the local area's crime rate – you can find a guide on how to do this on this very ukstudying website. Prepare a list of questions to ask the landlord and check key areas during the viewing. If you are still in your home country, ask a friend, university alumnus, or a willing teacher/senior to help. Remember to always thank them afterwards by buying them a meal or giving a small gift. Viewing properties is tiring and consumes a significant amount of the helper's time, energy, and travel expenses. Be grateful and ensure you show your appreciation through your actions.

If using a letting agent, remember to clarify the terms regarding the 'holding deposit', 'security deposit', and any advance payments. In England and Wales, any security deposit received by a letting agent or private landlord must be protected in a government-approved tenancy deposit protection scheme.

Of course, also clarify the situation regarding bills (water, gas, electricity, internet, etc.). It's best to make a long checklist. Furthermore, for shared housing, find reliable housemates. At the very least, ensure the rent is paid in full and on time. Therefore, for shared rentals, it is generally advised to avoid signing a joint tenancy agreement if possible. Encountering unreliable housemates who move partners in long-term, keep pets, are unclean, engage in unethical behaviour, decide to move out early, or sublet to unreliable people without permission can be extremely troublesome and distressing.
